In my opinion you are better off using oil based types for a number of reasons, however they are more expensive and the water based types do work quite well if you choose to go that route.</p>

			<content:encoded><![CDATA[<p>The leaky faucet is one of the most common household plumbing issues. Let&#8217;s face it, no matter how new or old your home may be, the chances of something going wrong in the plumbing is pretty likely. The good news is that it does not always require a professional plumbing company to fix the problem. Many times a leaky faucet just needs to have a washer replaced and the handles re-tightened and you&#8217;ll be good to go. It is worth a try at least before calling in the plumbing pros. If you have been annoyed by that leaky bathroom faucet for long enough, now is the time to take matters into your hands. Follow these simple steps to stop the leaks.</p>
<p>    Turn off the water &#8211; Look for the handles on the pipes that run to your faucet. (Usually these are found under the sink.) Turn the handles clockwise to turn off the water running to the faucet.</p>
<p>    Plug the sink drain &#8211; Once the water has been turned off, plug the sink drain with either the plug if you have it or use a rag. This is to prevent anything from going down the sink while you are in the process of fixing things.</p>
<p>    Take the faucet handles off &#8211; Use a screwdriver to take out the screw that holds the handles on but keep in mind this could be hidden behind a metal cover. Once the screw is out, you may have to pry the faucet handles a little, but go ahead and take them right off.</p>
<p>    Replace the washer &#8211; Behind the handles should be a washer. Take off the old washer, if there was one, and replace it with a new washer.</p>
<p>    Put the faucet handles back on &#8211; With a new washer in place, screw the faucet handles back on the sink.</p>
<p>    Turn the water back on and test &#8211; Go ahead and unplug the drain and then turn the water back on to your faucet. This time, counter clockwise. Test out your faucet and see if the leaks are gone.</p>
<p>If you have followed these steps and the faucet is still leaking, it is time to contact your local plumber! Sometimes a leaky sink is a sign of a more serious plumbing issue that do it yourself methods are just not going to solve. Thankfully, your frustrations with the sink are most likely an easy fix for the experts in plumbing.</p>

			<content:encoded><![CDATA[<p>Every year, at about this time, the television is swamped with adverts from home improvement retailers and brands selling and promoting all sorts of offers to encourage us to start spending our hard earned cash in their stores. There&#8217;s a real reason for this sudden upturn in home improvement awareness, the simple fact of the matter is, as home owners we&#8217;re more likely to undertake a DIY, home improvement or building project during a spring month than any other month in the year. I&#8217;m not sure whether it&#8217;s because we&#8217;ve been locked inside our houses for the last 4 months with limited daylight but it happens every year.</p>
<p>So if you&#8217;re a home owner what should be the things to do this week? Here&#8217;s a short list of essential home maintenance tasks you should consider this week to get your house ready for summer.</p>
<p>Window Check</p>
<p>Windows can suffer in cold temperatures especially wooden ones. It&#8217;s worth spending a few minutes checking the frames and mullions to signs of wear. If you see any holes or cracks it&#8217;s best to fill them now or the problem could get worse. Just clean out any hole with a chisel, then smooth out the area with sand paper before applying a wood filler. Once the filler is dry go over with sand paper, before applying a good quality exterior undercoat. When you consider the price of replacement window this could be a worthwhile exercise.</p>
<p>Gutter Check</p>
<p>Most gutters take a pounding during winter months, brackets become loose and cracks can appear. Check for any signs of wear. If you see any, you&#8217;ll need to replace any sections, down-pipe or brackets with new. This is an easy process but not for those who don&#8217;t like heights. Think safety first always get some help if you&#8217;re going up a ladder, having someone to secure the ladder at the bottom will give you the security you need. It&#8217;s also a good idea to keep both hands free so wear a tool belt.</p>
<p>Patio/ decking check</p>
<p>Another area that suffers from the cold weather is your patio and decked areas. If they&#8217;re in shade or partial shaded areas they may attract moss or lichen which can make your patio or decked areas slippery when wet. So it&#8217;s a good idea to remove any with a good quality pressure washer. This may affect any stain or treatment you have on your decked areas so be prepared to re treat after washing.</p>
