FOR THE RESIDENTS OF HAMPTON
REGARDING: PROPOSED MINOR EXPANSION
PART OF LOT 15, CONCESSION 5
(Ormiston Street)
HAMLET OF HAMPTON
MUNICIPALTY OF CLARINGTON
The owners of the properties on the north side of Ormiston
Street (directly across from Hampton Public Elementary
School) in Hampton have recently applied
to the Municipality of Clarington to create 8 residential lots fronting on
the existing Street.
All lots are approximately
1 acre in size and have various road
frontages between 132 and 203 feet. Each lot is proposed to be serviced by
an individual well and septic system. The proposed
homes on the lots are intended
to be designed and built to compliment the existing residential uses on Ormiston
Street and to incorporate elements of design, which are representative of
the old villages architectural elements.
A number of studies
have been conducted
to support the creation of the residential lots. The supporting reports
include:
(i) Hydrogeological Assessment, Goffco Limited;
» Included 3 drilled wells and 20 test pits and monitored existing wells in
the area.
» The conclusions in this report indicate that the property could easily sustain
the proposed 8 lots and cause no adverse impact on the water quality or quantity
of adjacent residential uses.
(ii) Environmental Assessment, Terra Geographical Studies
Inc.
» The 8 lots will be located in the agricultural field which is an area which
has little or very limited biological significance.
(iii) Stormwater Drainage Report (includes Preliminary Lot Grading and
Site Servicing
Plan), D.G. Biddle & Associates
» Post-development flows will be reduced 65% along the ditches of Ormiston
due to the inclusion of a 1.5m wider ditch and the inclusion of roof-water
recharge chambers in the proposed development. All other drainage patterns off
the property
are unchanged.
Hampton is a desirable location
in which to live and this proposed development is intended
to further enhance the community and the long-term
property
values in the area. Please note that this is preliminary information
regarding the development. In the next few months, the Municipality
of Clarington
will provide official notices as part of the development application process.
